Service
Gate Servicing Across Lancashire
An annual service visit starts from around £90 for a single gate and takes under an hour for most standard setups, checking the motor, hinges, control board, safety edges and force settings before a small fault turns into a breakdown. Automated gates left unserviced tend to fail at the worst moment, usually the motor straining against a hinge that has quietly worked loose, which is exactly the kind of fault a routine visit catches early.

Safety and Insurance
Automated gates are safety-critical installs. Every gate John automates, installs or services is checked against BS EN 12453, the standard that limits how much pressure a closing gate can exert, so it cannot close unsafely on a car, a pet, or a child.
Force settings, photocells and safety edges are checked against DHF (Door and Hardware Federation) guidance on every job, whether that is a new automation install or a routine annual service.
John the Gate Man carries public liability insurance covering all installation, servicing and repair work carried out on site, standard for every job regardless of size.
What's Included
- 01
Mechanical check
Hinges, tracks, wheels and posts are checked for wear, movement and corrosion, common on exposed rural sites across Lancashire.
- 02
Motor and control board check
The motor, control board and wiring connections are inspected and the gate cycled to listen and watch for strain, hesitation or unusual noise.
- 03
Safety checks
Force settings, photocells and safety edges are checked against BS EN 12453 so the gate still stops correctly if it meets an obstruction.
- 04

Learn MoreGate Servicing FAQs
Once a year for most domestic gates, or twice a year on gates used heavily (shared driveways, farm entrances used daily by vehicles) or exposed to salt air near the coast around Southport and Morecambe, which accelerates corrosion on hinges and hardware.
A standard single-gate service starts from around £90, with double gates and larger commercial or farm gates priced individually depending on motor type and access. John confirms the exact price before the visit, not after.
Hinges, tracks, wheels, motor operation, control board wiring, force settings, photocells and safety edges are all checked and tested against BS EN 12453 during a standard visit, with anything worn flagged in writing rather than fixed unannounced at extra cost.
Many gate motor warranties and some insurance policies expect evidence of regular maintenance, particularly for automated gates given their safety-critical status. A written service record from John satisfies this requirement.
A gate that has slowed down, hesitates, or makes new noise during operation is usually an early warning sign, most often a hinge or track wearing, low motor oil, or a control board losing calibration. A service visit catches this before it becomes a full breakdown.
Yes, John services gates and automation systems fitted by other installers as well as his own work, and will flag honestly if a previous installation has an underlying issue beyond routine maintenance.
Servicing is scheduled preventative maintenance that catches wear before it fails; repair is fixing a gate that has already stopped working correctly. A regular service significantly reduces the chance of needing an emergency repair call-out.
Yes. Gates on exposed farm entrances, salt-air coastal sites near Southport and Morecambe, and fell-edge properties inland see faster wear on hinges, hardware and control boards, so twice-yearly servicing is often worth the extra visit.
Yes, many customers ask John to book the following year's service at the end of each visit so it is never forgotten. A simple reminder call or message is sent when the next service falls due.
Small adjustments such as re-tensioning hinges or recalibrating force settings are usually included in the visit. Anything needing parts or a longer repair is quoted separately so there is no surprise cost added to the service invoice.
Routine service visits are usually booked within one to two weeks depending on the time of year. Gates showing signs of a developing fault are prioritised sooner where possible, and genuine breakdowns are handled under Gate Repair instead.
